Landlord’s Guide to Letting

We will ensure that your property complies with all the latest regulations affecting the rental market. We can organise any necessary certification that may be required, such as an Energy Performance Certificate, Gas and electrical Safety Certificate, as well as check any potential tenants’ right to rent giving you complete peace of mind.

Upon deciding to rent your property:

  1. Apply for your mortgage lenders consent.
  2. Notify your insurance companies – we recommend that you take out Landlords Building and Contents Insurance to cover for any potential liabilities.
  3. Obtain gas and electrical appliance safety certificates.
  4. Decide what furniture and/or fittings you intend to leave in the property.  It is not advisable to leave bedding, televisions, videos and personal items.
  5. Ensure that all furnishings that are left in the property comply with fire regulations.
  6. Carry out any necessary repairs and remove anything potentially dangerous.
  7. Make sure the property is in a clean and tidy condition, particularly the kitchen, bathroom, carpets and curtains.  A tenant can tell if a property is well cared for and is more likely to look after it during the tenancy if it is clean at the start.
  8. Non-Resident Landlords apply for tax exemption certificates (NRL1 Form) if you are going to be living abroad.
  9. Decide whether you are going to prepare the inventory or ask us to do so.

As soon as you are notified that an application for tenancy has been received by Jinks Aston, please:

  1. Remove all personal items from the property.
  2. Remove all unwanted and non-compliant furniture.
  3. Ensure that the property is clean, and the garden is tidy.
  4. Arrange re-direction of your mail via the Post Office.
  5. Inform British Telecom or other supplier that you will not be requiring further use of the telephone line from commencement of the tenancy.
  6. Let Jinks Aston have 3 separate sets of access keys (2 sets on a Let Only).
  7. Ensure that the central heating boiler pilot is lit.
